Project Brief

Development Site

The subject site comprises at five (5) contiguous plots development land identified as PTD 1288, PTD 1289, and PTD 1292 Mukim Jelutong and PTD 71040 and PTD 71048 of Mukim Pulai, District of Johor Bahru, Bandar Nusajaya, Johor Darul Takzim. It is approximately 2 km to the north of Pekan Gelang Patah. The development site is owned by the state of Johor, alienated for development purposes to Prolink Greens Sdn Bhd and Prolink Heights Sdn Bhd.

Background and Shareholders

Denia Development Sdn Bhd (448200-K) (DD) (formerly known as Infra Expert Development Sdn Bhd) was incorporated on the September 26, 1977. Its current authorized and paid-up capital is RM 5,000,000.00. The principal activity of this company is property development.

DD had on February 22, 1999 entered into a Development Sales & Purchase Agreement with Prolink Development Sdn Bhd to develop 694.90 acres of land located in Bandar Nusajaya, Gelang Patah, Johor, into 8,625 or such number of units as approved by the State Authorities of low cost housing.

In addition to the low cost housing, the project entails the development of commercial units to serve the new township. The whole development is expected to be completed by year 2013.

On 28th December 2006, Seloga Holding Berhad has announced acquisition of 100% shareholdings in DD, and received the approval of Foreign Investment Committee (proposed acquisition is deemed to have been completed on 31st January 2007).

Location

The project is strategically located within the ongoing development of BANDAR NUSAJAYA, Johor Darul Takzim. It is located in the vicinity of Gelang Patah approximately 30 km west of Johor Bahru and 15 km from Johor – Singapore Second Link and Port of Tanjung Pelepas (PTP).

Johor State New Administrative Centre (JSNAC) is just 8 km away from Taman Nusantara. It is now in operation since April 2009.

Taman Nusantara is also part of the Development of Iskandar Malaysia which formerly known as Wilayah Pembangunan Iskandar.

Introduction

Taman Nusantara is a new township being developed as part of the state government’s “Projek Perumahan Rakyat” for Bandar Nusajaya. DENIA DEVELOPMENT SDN BHD (formerly known as Infra Expert Development Sdn Bhd) is developing the project for BANDAR NUSAJAYA DEVELOPMENT SDN BHD (formerly known as PROLINK DEVELOPMENT SDN BHD), the landowner.

The objective of this development is to provide quality home with affordable pricing to the low and medium income bracket. Hence, we are committed to create a community within a conducive living atmosphere. The status of the land for this development is freehold.

Taman Nusantara shall be developed in phases over a period of 10 years on 694.90 acres of land comprises of 2 parcels. Parcel A is 442.88 acres and parcel B is 252.02 acres. The development shall comprise of products in the ratio of 90% residential and 10% commercial. The status of the land for this development is freehold.
